hows about online fudousannkaisya? How do they deal with Gaijin?
Does anybody have any experience with them? I'm moving to Japan this fall to go to language school (for 18months followed by university) and my Japanese friend showed me one of these websites.

I suppose it doesn't help that I'm 18year-old American Male either.

I think it would be a real estate company that operates over the web. That's slightly different to a real estate company web site that might or might not be able to handle transactions online.

It's a bit late to start looking for a place to live when you're already there.

I'll admit I'm a slow person at comprehension, so if u could bear with me and clarify I'd be greatful. Do you mean your Gaijin friend living in Japan found an apartment online and was able to get it?
For some reason it seemed like a little much to assume =/

My Australian friend found a place in Japan while he was in Australia. His wife is Korean, so both of them are Gaijin.
However, some landloard might ask for Hoshonin ( a guarantor).
My another friend needed to provide Hoshonin.

ALL landlords will ask for a guarantor unless the place is an absolute dump... even then they'll usually require one. Chances are pretty excellent that the guarrantor will have to be Japanese as well.

You're limiting yourself if you do online only... at least in Tokyo and with my expereience. I was house-hunting just a bit over 15 months ago. Only expat housing really keep their website up to date. The best bet for normal housing is to pick an area, walk in to a neighborhood fudousan and ask them. You'll also find out (rather quickly) if they're gaijin-friendly or not.

If you're still wanting to do the online thing, Yahoo isn't too bad.

News related to this topic was on TV just before I got to this website.
It said things like On-line Fudosan (auction-styled) sometimes causes problems, because some objects are confiscated from peole who haven't paid money for a long time. The problem is that when new oweners go to the object they are still there and claim some money provided they go out.

Another story is that a object that can be bought on-line is full of dump, so even if you buy it at low price, you have to pay a lot of money to get rid of the dump.
