Guest House in Tokyo in the 50,000-60,000 range

Anyone have experience living in a guest house in Tokyo? I'm going to be studying for 15 months beginning the end of March. I've been doing a bit of research trying to find a place to live and its a bit difficult. I'm basically looking for a private room (size does not matter), clean, and within the 50,000-60,000yen a month price range (utilities factored into that as well) I've checked out Sakura-House, which has a couple rooms in my budget, but all are taken. I've went to a few other sites, but most rooms are occupied, leaving only expensive rooms.

Any people have experience living in Tokyo on a budget? Any guest house recommendations?
