Meaning of 「みるなり」 and 「こう いうた」

If it is possible, could you please kindly explain the meaning of 「みるなり」 and 「こう いうた」 in the following sentence:

とのさまは ひとめ みるなり たいそう おどろいて こう いうた。

Maybe I would give, more likely wrong, translation:

The land lord became very surprised at the first glance.

I am not sure about the reason why なる was used in conjunction with みる.
Would the meaning change much, if I restate the sentence without なる:

とのさまは ひとめ み たいそう おどろいて こう いうた。

Second difficulty with こう いうた. Frankly, I am not sure how to translate it.

"The dictionary form of a verb + なり" means ～すると同時に or "as soon as", and いうた is a classical form of 言った.

As soon as the land lord saw it, he was very surprised and said (as follows).
(I'm pretty sure that the following sentence is the land lord's words.;-))

Your interpretation of the first sentence is correct.

なり is originated from なる but this なり is a particle and does not conjugate.
～する + なり can be rephrased as ～するとすぐに

If you do not use なり, it will be
とのさまは ひとめ みて たいそう おどろういて こう いうた。
You need て to connect to the next phrase.

いうた ＝ いった
(Old form of the conjugation いった）
こう いうた ＝ こう いった (said so/this)

Sorry, I have made a mistake when tried to connect phrases.
It had seemed to me that なり is れんようけい form of なる.
I read before, that this form could be used to join phrases in same way as て form.
So i tried to conjugate みる to れんようけい and... did mistake.
