Hello everyone,
I am a foreigner wanting to sell my house in Gifu Japan. Has anyone heard of a foreigner selling their house before? Any sites you can recommend?
I had a realtor over to price our place and as always they have a monopoly on the system. They said that the new owners will have to do a reform (renovation) on it. So they will sell the new owner the house mortgage and then sell them on the reform, but are nice enough to combine the loans and sell at 1 price. Our house has solar panels on the roof and the outside was painted with a ceramic paint that stretches with an earthquake so it won't crack 1 year and a half ago. It still in great condition but they say have to do a total reform so, we get a lower than average price on it. So if I can save someone 10s of thousands of dollars than I would do that instead of giving it to the realtor.
Any suggestions would be great. Thank you.

I don't know why you would care about saving the buyer any money. Shouldn't you be thinking more about how much you can make?

It sounds ridiculous that the realtor claims the house must be remodeled. Have you confirmed that?

Don't you think helping out another foreigner is better than giving the money to the Japanese? I think I have given enough over the past years.
Have you ever heard of karma? All good things come back to you.
I have checked with 3 different Realtors. All the same.

We bought a house 4 years ago. The inside was absolutely horrible (mould on the walls, a broken bathroom) but it is a very structurally sound house on a good piece of land in Tokyo so we spent almost 6 million yen on getting the place sorted out. We found a company to do the job and we paid for the work ourselves and only borrowed money to buy the house itself. Everybody buying a house is doing so under different circumstances, so the estate agent is making some big assumptions that they will be lending money for the renovation or that the house actually needs renovation if they haven't done any structural checks. We bought our house through Livable, who were good and didn't mess us about at all. They also provided the results of various structural tests (for damp, termite rot, subsidence) to prove to us that we were buying a sound house. Have the estate agents offered to do similar tests?

Good luck.

One day we may be in the situation to sell our home. The thing that brings to my mind is "will any Japanese buy a house where a foreigner lives in". Maybe in the larger cities with many foreigners living in, this thought may not even enter, but where we live I got to thinking about this.
Any thoughts by you guys?

Do you mean that there is a taboo that renders us unclean and defiled, such as if someone had died in the house, because we do not have pure Yamato genes? No, I don't think the Japanese are quite that bad! If they are, they can always get the Shinto priest in to chant some mumbo-jumbo and purify the place from its malign barbarian influence!

Well put. There might be an old person who might still have a grudge about the states or a right winger, but most of everyone is fine on whoever is living there if they like the place or get a deal.

Anyone in your household with native Japanese skills? It may be possible to advertise and do the transaction without a realtor. I'd start doing some research before handing over control to a realtor. We were charged 3% of the cost of the property for buying, anyone know what the charge is for selling?

Yes we do. Any suggestions on where to advertise?
None, sorry. There's a good columist at the Japan Times called Philip Brasor who used to write a lot about buying and selling property in Japan, maybe one of his articles (or even emailing him directly!) will be helpful.
