Fudousan/Guarantor/Renting an Apartment questions

So here I am with alot more question I really need help with. So heres the story :

Well I went to the fudousan today to get a estimation and stuff. Me and a friend of mine decided to stay together to cut down the cost. Found a few that fit the bill that we wanted, but on the otherside, a whole new problem got poured to us by the fudousan guy. He told us, its almost impossible for 2 person to live in a room. In short he say, a gaikokujin is already hard, then a student = more harder, then want to live for 2 person under 5man en = impossible.

So I'm here to make a few confirmation and questions about what me and the fudousan guy talked about a few hours ago.

Question 1 :
Example > A room 3man en and 2人入居可(2 person OK)

Problem : Its not that the 3man en will be divided by 2. It means the 2nd person must pay the same amount of money. In short the rent goes up to 6man en. (as the guy said, its impossible to get a room for 2 if you want it under 5man en)
Is this true? or theres something got lost in translation.

Question 2 :
Guarantor. Yep one of the thing that caused quite alot of gaikokujin in Japan suffering. Me and my friend might have no problem with this part since our language school is "willing" to be our guarantor. (read : willing after all the STRICT rules and process). So my main question is, I heard theres this "ayashii(some of them i heard)" guarantor company that will guarantee you for a fee(just in case the japanese language school says no). So anyone can point me to them. Sorry for not using google for this, but if anyone have experience with this company please please please do share your experiences.

note : well its true that the site above has no need for gurantor, but the problem caused by question 1, killed it.

Question 3 :
Any japanese willing to guarantee 2 foreigners+"idiots" who is only trying to reach for their dreams in japan?
Yes, I already accepted the fact that theres no way anyone would answer a yes, and willing to put a burden on themself by supporting 2 unknown gaikokujin for no reasonable reason.
Just thought I try.

Anyway, If anyone could answer Q1 and Q2 it would be a GREAT help to me, and I would really appreciate it. *can only offer his appreciation and thanks for those who take their time reading this or/and took the time to answer this*

Edit : I just realize that a few of the listing have a "room share" like the one example i gave. and one of them even got a "if theres only 1 person the rent is doubled - roomshare". But what about a listing as this :

It's listed as a ﾆ停?ｹﾂーﾆ停ぎﾆ歎ﾆ巽ﾆ但窶｢ﾂｨﾅ陳? something I had never heard of before. What happens if the other person moves out? Do you have to cover his part of the rent?

A couple of points:

1. That building is as old as I am.
2. It's a 3 year lease.

If you're asking them to be financially responsible for the consequences of your behavior, then they have the perfect right to stipulate any conditions they see fit in order to protect themselves from you.

A site I found a little while back based mainly on room shares, basically a bulletin board on looking for rooms to rent. Roomshares I beleive are a growing trend in Japan but nowhere near as commonplace as in the west. Roomshares and flatshares mean more or less the same thing, but beware both are used sometimes to mean actually two people sharing one room, like with a bunkbed or something. If that isn't your thing, make sure that's not the case.

ﾅ?Oﾂ坂?伉人窶徙ﾋ弯ﾅ陳ｴ窶｢[窶ｹLﾂ催塲ｽ窶督坂ぎﾂ湘倪?督ｾﾂ鞘? is a certificate issued by your local government office certifying that you are registered as legal foreign resident.

It is not the card you possess but a certificate. You have to go to the local city hall (or kuyakusho) and ask for such a certificate to be issued. It is issued immediately with payment of handling charge (which varies by municipality).

Actually, you don't ever need to get it unless you get into apartment renting and other things that require administrative procedure. The other party in a contract most always require you to prove your identity--proof of residence and/or family registry for a Japanese national and proof of alien registration (i.e., the certificate in question) for a legal foreign national. This might be omitted in very rare cases, such as if a major institution (like a university) is mediating such affairs.

Also, this is not "Certificate of Eligibility" which is a document issued by immigration authorities or Ministry of Justice (I think). The certificate Rio Lee mentions is issued by the local municipal office as "proof of alien registration," meaning that you already have a valid visa and possess an alien registration card.

Yes, I finally remembered that thing. Dont know how to pronounce it tho. But you need those also if you want to apply for a university and some senmon gakkou in Japan (the normal way not exchange).

In the other hand, today we went out at 8am in search of a guarantor, and we got home at 5pm with the date for contract signing for a house Everthing settled, 2 person per house, pretty cheap house, guarantor problem, expensive/cheap commuting fare problem, 窶牢窶｢窶斃?ｪﾂ瞬窶堙??ｰﾃｰﾅ塚??堋ｵ窶堙??堋ｵ窶堙懌?堋｢窶堙懌?堋ｵ窶堋ｽﾂ〜 (all solved in an instance) though honestly it took us about 7 hours for it.

Finally I can take the next step forward
