Buying foreclosed property in Japan

I bought a foreclosed property in Japan a while ago now. I was wondering if anyone had bought one more recently. My questions are:
1. What was the quality of the stock of property available - depends where I realise
2. What type of nominal/gross yield would they expect if they rented it? i.e. annual rent/total cost of acquisition including repairs

Please tell me about your experience. I was able to find a place offering 13%, but that is a while ago. Of course one has to differentiate between foreclosed and private market sales, as foreclosed property can be considerably cheaper (50-80% depending on location).

If you can indicate where, that is even better.

Thanks. I could not find it searching through the categories and I lost track of that thread. Arguably it could go there. My issue is rental yields though. I should have put a different heading. i.e. "Rental yields on foreclosed property"....I just used the default from auto-select.
