We're looking to buy a small property in Karuizawa. We've explored the area with real estate agents and the more we look, the more complicated it becomes. We had our hearts set on Kyu-Karuizawa but have been told that the humidity is so bad that we wouldn't want to live there. Then again, we've also heard that the land prices doubled there in recent years - not exactly a sign of low demand. Minami-Karuizawa seemed interesting too but didn't have the feeling of a tree-lined mountain escape like the other side of the tracks. And Naka-Karuizawa didn't seem too distinctive or attractive.

Can anyone suggest how to go about this? We're thinking to get a used, single family home and use it for a while until we've got the money to doze and rebuild. Are any locations likely to see appreciation? Where would outsiders feel most at home in the Karuizawa area? Any really good values out there? Is the climate really so different from one point to the next?

Any insight would be really helpful. Thanks!

as you wrote, there are difference of climate in from one point to the next in karuizawa.
surely, kyu-karuizawa is popular with even among japanese rich people.
japanese prime minister has also large villa there.and as you know there is high humidity .but, thanks to high humidity there is a lot of moss and it makes very beautiful scenery. the floar height from ground of house is higher than normal house.so, you can prevent uncomfortable life. i want to suggest that you should rent a house in karuizawa before buy property . i have searched one house for rent.if you are interested in renting house without you are not in japan now, could you kindly contact with me ?

You should honestly visit there first and se how many other eateries there are that serve the same type of food and perhaps talk to a couple of very established chefs and get their opinions on if they think that type of eatery would be able to make a profit there.
